DEPOSITS are used/ forfeitted in the event of additional cleaning expenses, loss, damage, stated fee's, or breach of the policies stated with in this Agreement. Check deposits are held uncashed and shredded upon non use/ Credit Card deposits are refunded. YOU ACCEPT ADDITIONAL responsibility for charges levied in excess of your damage deposit.

Damage,loss,malfunction,breakage MUST BE REPORTED DURING YOUR STAY by phone or email, regardless of how minimal.  Whether charged for the actual occurance or not, there will be a minimal fee of $100 FOR UNREPORTED INCIDENTS.

There is a $75 fee for CANCELLATIONS made 2mo prior to your Reservation date.  Cancellations made inside that 2months are refundable to the extent we are able to rebook those dates, minus $75, and we will make every effort to do so.  Travel Insurance is recommended for the reimbursement of unexpected cancellations.

NO PETS & NO SMOKING in house or lanai -- trash, not toss butts
4 PERSON MAX. occupancy for each unit unless cleared prior 
NO PARTIES OR GATHERINGS beyond registered guests
CHECK IN 3pm on / Check out by 11am or previously arranged time/ ON TIME
W/D is additional amenity for stays of 4nts or longer

Read the IMPORTANT information on the 1st pages of our Guest Information Book
                               and all signage at the cottage

     Call or email if anything is broken, not working, or needs attention

                                        UPON CHECK OUT
~Wash dishes/ Coffee Maker     ~Personal food/leftovers taken or thrown away
~Stove/Oven/Micro cleaned from personal use     ~Items replaced (games, cooler, flashlights, books…)    ~ FIREPLACE, Lights, Appliances, Blankets OFF     
~On time departure: by 11am or by time previously arranged    ~Phone call to us if anything is not working, broken, needs attention.   ~ Keys back to lock box.
